A person who has an income in Thailand will get a loan approval of 70% of the total price of the property.
A person who has income from outside Thailand will get loan approval of 50% of the property's price.
Foreigners (Ownership under a company or Thai spouse's name)
If the Thai spouse as enough income to pay the loan, the bank will use the standard Thai loan which is 95% of the house price.
If the Thai spouse doesn't have enough income and will need more support from his or her foreign partner,(the partner must work in Thailand,) the Bank will loan 70% of the property's value.
If the Thai spouse doesn't ave any income and his or her foreign spouse is the only one responsible for paying or the loan, then the banks conditions are as follows;
If the foreigner has a permanent income they will be able to get a 70% loan.
If the foreigner cannot prove the source of their income and doesn't have a work permit, they will get loan of 50% of the property's price.
