FAQs related to Bank loan approval conditions

Thais who work abroad

  • A person who has an income in Thailand will get a loan approval of 70% of the total price of the property.
  • A person who has income from outside Thailand will get loan approval of 50% of the property's price.

Foreigners (Ownership under a company or Thai spouse's name)

  • If the Thai spouse as enough income to pay the loan, the bank will use the standard Thai loan which is 95% of the house price.
  • If the Thai spouse doesn't have enough income and will need more support from his or her foreign partner,(the partner must work in Thailand,) the Bank will loan 70% of the property's value.
  • If the Thai spouse doesn't ave any income and his or her foreign spouse is the only one responsible for paying or the loan, then the banks conditions are as follows;
  • If the foreigner has a permanent income they will be able to get a 70% loan.
  • If the foreigner cannot prove the source of their income and doesn't have a work permit, they will get loan of 50% of the property's price.
